Foreign nationals mortgage information

There is no hard-and-fast rule for the amount of time you should have been living in the UK before you can obtain a mortgage, but generally most lenders will require at least two years.

The reason for this is that it ensures you have been in this country long enough to build up a reliable credit history.

Applicants on a Visa are generally acceptable and income may be used in the affordability calculation subject to the following:

  • Minimum 1 year of residency in the UK
  • Maximum 90% LTV (The LTV restriction can be disregarded where one or more applicants are UK nationals or have Indefinite Leave to Remain)
  • Minimum of 2 years remaining on the visa*.

*In cases where the remaining time on the visa is less than 2 years, we may be able to consider the application. However, if the remaining time on the Visa is 6 months or less, we would expect a new extended Visa to have been applied for.

Your home may be repossessed if you do not keep up repayments on your mortgage
